For project, customised, or service-based requirements, the exact scope will be stated in the relevant quotation, order confirmation, or written agreement.

2. Website Use

You may use this website only for lawful personal or business purposes. You must not misuse the website, attempt to gain unauthorised access, introduce malicious software, interfere with website security, scrape content without permission, impersonate another person, or use our intellectual property without authorisation. We may restrict access where necessary to protect the website, customers, or our business.

3. Product Information, Images & Finishes

We aim to present product descriptions, dimensions, specifications, colours, finishes, and images as accurately as reasonably possible. However, the appearance of a product may vary slightly because of:

• Material characteristics.
• Natural variation in marble, stone, wood, tiles, and similar surfaces.

4. Quotations & Orders

Website listings, product displays, catalogues, samples, estimates, and quotations do not by themselves guarantee availability or constitute final acceptance of an order. An order becomes confirmed when Khan Home Building Materials provides written order confirmation or otherwise confirms acceptance through an authorised sales channel. Where applicable, an order confirmation may specify product description and quantity, agreed specifications or finish, price and VAT treatment, payment terms, expected delivery or collection arrangements, customisation requirements, and any project-specific conditions. If an item becomes unavailable or we cannot fulfil a confirmed order, we will contact the customer to discuss an appropriate alternative, cancellation, or refund, where applicable.

5. Prices, VAT & Payment

Prices are stated in UAE Dirhams (AED) unless otherwise specified. Applicable VAT, delivery charges, installation charges, customisation costs, or other agreed charges will be shown on the website, the quotation, the checkout page, or the order confirmation, as appropriate. We may correct genuine pricing, typographical, system, or product-information errors. If an error materially affects an order already submitted, we will contact the customer before proceeding wherever required. Payments must be made using payment methods accepted by Khan Home Building Materials.

6. Measurements, Drawings & Customer Specifications

Where products are selected or manufactured using measurements, drawings, BOQs, layouts, specifications, or information supplied by the customer, architect, interior designer, consultant, contractor, or other representative, those details should be checked carefully before approval. Khan Home Building Materials will work from the final approved information supplied to us unless our agreed scope specifically includes site measurement or technical verification. Any change to approved dimensions, specifications, finishes, quantities, or drawings may affect price, production time, and delivery. Where our team conducts measurements or a site assessment, the exact responsibility and scope will be stated in the quotation or project agreement.

7. Custom, Made-to-Order & Special-Order Products

Custom cabinetry, vanities, fabricated marble or stone, cut-to-size materials, specially sourced products, customised finishes, and other made-to-order products may be produced specifically for the customer. Customers should carefully review and approve relevant dimensions, specifications, materials, colours, finishes, and drawings before production begins. Once materials have been specially ordered or production/fabrication has started, cancellation or alteration may be restricted and may result in applicable costs. Return rights for customised products are addressed in our Return, Exchange & Refund Policy and remain subject to mandatory rights under applicable UAE law.

8. Delivery & Collection

Delivery availability, charges, estimated timelines, and service areas will be communicated via the website, the quotation, or the order confirmation. Delivery dates are estimates unless expressly confirmed otherwise in writing. Customers are responsible for providing a complete delivery address, correct contact information, reasonable site access, and any building, community, loading, parking, lift, or access approvals required for delivery. If delivery cannot reasonably be completed because access is unavailable, information is incorrect, or the recipient is unavailable, re-delivery or additional handling charges may apply where disclosed and agreed. 9. Installation & Site Services

Installation, fitment, measurement, renovation, or related site services are provided only where specifically included in the customer’s quotation or order confirmation. Where Khan Home Building Materials provides only products or installation guidance, the customer remains responsible for arranging suitably qualified installation. Products should not be installed where visible damage, incorrect specifications, or obvious defects are identified before installation. Customers should contact us before proceeding. Khan Home Building Materials is not responsible for damage caused solely by incorrect installation, misuse, unauthorised modification, poor site conditions, or work performed by unrelated third parties, except to the extent responsibility cannot legally be excluded.

10. Returns, Exchanges & Refunds

Returns, exchanges, cancellations, and refunds are governed by our separate Return, Exchange & Refund Policy. Eligibility may differ for standard products, customised products, fabricated materials, project orders, clearance products, installed products, and special-order items. Nothing in our return conditions is intended to limit mandatory consumer rights under applicable UAE law.

11. Damaged, Incorrect or Defective Products

Customers should inspect products as soon as reasonably possible following delivery or collection. Where a product is damaged, defective, incomplete, or materially different from the confirmed order, customers should contact us promptly with the invoice or order reference and supporting photographs or other information where reasonably required. Confirmed product issues will be handled in accordance with applicable UAE law, our Return Policy, and any applicable manufacturer warranty.

12. Warranty & Product Care

Warranty coverage may differ depending on the product, manufacturer, brand, and agreed scope. Where a manufacturer warranty applies, its duration and conditions will be communicated with the product documentation, quotation, invoice, or relevant warranty information. Warranty coverage may not apply to damage caused by misuse, ordinary wear and tear, unsuitable cleaning products, incorrect maintenance, accidental damage, unauthorised alterations, or improper third-party installation, subject always to applicable law.

13. B2B, Project & BOQ Orders

Orders placed by contractors, developers, consultants, architects, designers, fit-out companies, hospitality businesses, procurement teams, and other commercial customers may be subject to project-specific commercial terms. These may include approved BOQs, quantities, specifications, samples, payment schedules, delivery phases, manufacturing requirements, project pricing, or cancellation conditions. Where a signed quotation, purchase order, or project agreement contains specific terms that differ from these general Terms, the specifically agreed project terms will apply to that transaction, subject to applicable law.

14. Intellectual Property

The website and its content, including branding, text, graphics, photographs, product presentation, logos, layouts, videos, and other materials owned by Khan Home Building Materials, are protected by applicable intellectual property laws. 18. Events Outside Our Reasonable Control

We will not be responsible for delays or failure to perform an obligation where performance is prevented by circumstances reasonably outside our control, including severe weather, transport disruption, government action, import or supply disruption, utility failure, labour disruption, or other comparable events. Where such an event materially affects an order, we will communicate with the customer and take reasonable steps appropriate to the circumstances.

We may update these Terms to reflect changes in our website, products, services, operations, or applicable legal requirements. Changes will not be applied retrospectively to confirmed contractual rights or obligations, except where legally required or agreed with the customer.

20. Governing Law & Jurisdiction

These Terms are governed by the applicable laws of the United Arab Emirates and the laws applicable in the Emirate of Dubai. Subject to mandatory consumer rights and applicable dispute-resolution requirements, disputes arising in connection with these Terms or transactions with Khan Home Building Materials will be subject to the competent courts of Dubai, UAE.
